In determining applications, local planning authorities require an applicant to describe the significance of any heritage assets affected, including any contribution made by their setting to inform the final acceptable design. This is known as a Heritage Statement or Statement of Significance, this forms part of the Listed Building Consent application form and compiled by your Heritage consultant / Heritage Surveyor.
The National Planning Policy Framework (NPPF), states; 'The level of detail should be proportionate to the assets’ importance and no more than is sufficient to understand the potential impact of the proposal on their significance.' The easiest way to complete the Heritage Statement and fulfil the planning requirements is to appoint a Heritage Consultant, it requires detailed analysis of the building, local history and the intended work you are applying for Listed Building Consent / Planning Permission for.
As a minimum the relevant historic environment record should have been consulted and the heritage assets assessed using appropriate expertise where necessary for all designs, whether its for house plans or commercial premises. This type of permission is required for alterations to buildings that are Listed Buildings or within a Conservation Area. AMS SURVEYS can support with the conservation of heritage, whilst helping you achieve what you want to do with your building, within the Planning and Building Regulations process.

Don't forget just because you are applying for Listed Building Consent, you may still require Planning permission and Building Regulations. Depending on the work you want to carry out.
If your house is Grade 2 Listed we also provide consultancy services to help you understand what you can and cannot do. Living in a Grade 2 Listed building should be a pleasure - Generally you don't need permission for repairs and maintenance, as long as it is like for like, any alterations will require permission.
Of course, we also work with Grade 1 Listed buildings, and Grade 2* Listed Buildings, Non designated Heritage Assets, Buildings in Conservation Areas or Local Listing.
Our Heritage Surveyors are experts in Heritage survey, Building Surveys, Architectural Design, Planning and Historic buildings. We offer, pre purchase a RICS Level 3 Building Survey or Bespoke Building Surveys, Structural Investigations, Damp and Timber surveys, tailored to your period building and your specific requirements and common defects.
We also offer Historic Building Record Level 2 surveys (We offer other levels too, but this is the most common), our heritage surveys meet all the requirements of the Local Planning Authorities (Council) and Historic England. Historic Building Records are typically a planning condition, which you can not start building work until you have satisfied the Council (Known as discharging a planning condition). We act on your behalf liasing with the Council to discharge the planning condition. We can help with others too.
Building Surveys available:
Our surveys are all conducted to the requirements of BS 7913: Guide to Conservation of Historic Buildings, Historic England Guidance and RICS Joint Position Statement.
We can support you find and appointing a suitable contractor to undertake the building work as well as Project Manage the work to ensure it meets your expectations and the requirements of the Local Authority Conservation Officer, planning permission and other statutory requirements.
This can including liaising with various professional bodies dependant on your project.
