OUR GLOWING CLIENT REVIEWS

Rated Excellent on Trustpilot

THE COMPLETE STRUCTURAL INVESTIGATION

The Building Survey is our most extensive option, ideal for older homes and those that are likely to require remedial works. We offer both non-intrusive, which covers a visual inspection, Structural Report, recommendations and estimated costs, and the intrusive investigation. This offers the same as our non-intrusive option in addition to opening up the building, removing plaster, bricks and/or drilling small holes to inspect the property further.

As part of both types of inspection, we’ll check an extensive list of factors including ground movement due to subsidence and heave, the presence of corroded cavity wall ties or cracking in brick lintels above windows and doors - in older buildings they may not be present or double-glazed windows may have been installed without the correct support. Depending on your plans for the property, we can also offer structural calculations for alterations, such as a chimney or wall removal.

DAMP AND TIMBER SURVEYING

Are you concerned about the existence of wood decay or damp within your property? Don’t leave it to chance. In addition to our standard building surveys, we can offer both non-intrusive and intrusive inspections to detect these complex, often problematic issues, offering recommendations based on our findings.

By taking these extra steps in your property inspection, you can go forward with peace of mind and all the information you need to proceed with your purchase or carry out remedial works in the correct way. Having conducted building surveys across Liverpool, Manchester and the further region for many years, it’s fair to say we know what to look for. That said, we approach every check with the attention it deserves, following our extensive inspection process for added assurance that you’re in safe hands.

THE DRONE ROOF SURVEY

Want to check your property from above? We also offer high-definition roof surveying using a pole-mounted camera or drone, offering close-up detail of the external roof structure and chimney. This service can be combined with our building or timber surveys or as a standalone inspection for a specific timber or roof condition report.

In addition to offering you the full view of every inch of your property, this check will allow us to add additional imagery and details to the Home Survey or Single Defect Report.

YOUR RICS EXPERT WITNESS

Unfortunately, any property development can be disputed, whether the issue concerns the boundaries of the land, the nature of the construction or the property itself. An Expert Witness offers the expertise you need to build your case, providing objective guidance on matters including Building Surveys, planning and building regulations, and more complex matters such as Compulsory Purchase and Dilapidations. Whilst we’ll act without bias, having professional support from our RICS Chartered Surveyors could be the difference between winning and losing the battle. Discuss your Building Survey with AMS Surveys in more detail to learn how this could prove beneficial.
